Project Overview
Sheker Construction completed a full commercial build-out of the Cosmo Salon Studios facility in Taylor, MI. This multi-suite salon studio concept required transforming an existing commercial shell into a modern, fully-equipped salon facility with individual suites, each featuring independent plumbing, ventilation, electrical, and premium finishes. The project included a complete exterior renovation to establish a distinctive street presence and attract stylists and tenants.
The Challenge
The existing building had outdated MEP infrastructure that could not support the demand of multiple individual salon suites, each requiring its own plumbing for shampoo stations, dedicated electrical circuits for styling tools, and independent ventilation for chemical treatments. The exterior façade needed a complete transformation to reflect a modern salon studio brand.
Our Solution
We designed and executed a phased MEP distribution plan that delivered independent water, drain, electrical, and HVAC service to each suite without exceeding the building's existing utility capacity. The exterior received a full renovation with new storefront glazing, updated signage, façade materials, and site lighting. Interior finishes included luxury vinyl tile, custom millwork, LED lighting, and acoustic separation between suites.
The Outcome
Cosmo Salon Studios opened on schedule with all suites fully leased. The building's modern exterior and premium interior finishes attracted high-quality tenants and positioned the facility as one of the top salon studio destinations in the Taylor / Wayne County market. The independent MEP infrastructure allows each stylist to operate their suite as a private business.
